For Commercial Clients
Questions about commercial real estate transactions, processes, and services.
We work with office, retail, industrial, land, multifamily, and medical properties across the Houston metro area, for buyers, sellers, tenants, and landlords.
Commercial transactions often depend on property income, business use, and lease terms. Due diligence may involve more records and specialists, and timing varies with the property and financing.
The property search, negotiations, financing, due diligence, and any construction all affect timing. Bring your target date to the first conversation so we can identify what needs to happen before it.
Documentation requirements vary by transaction type. For sales, you may need financial statements, property information, and entity documents. For leases, we typically need business financials and corporate information. We'll provide a complete checklist tailored to your transaction.
We consider property income, comparable sales, and replacement cost as appropriate to the property. We review the supporting data and assumptions with you when discussing value and pricing.
Broker compensation is negotiable. A seller or landlord may offer to pay a buyer's or tenant's broker, but that is not automatic. We review the representation and commission agreements with you, including any payment you may owe, before the work proceeds.
We help negotiate business terms such as rent, tenant improvements, lease length, and renewal options. Your attorney should review the lease language and advise you on legal obligations before you sign.
We primarily serve the Greater Houston metropolitan area, including Houston proper, The Woodlands, Sugar Land, Katy, Pearland, and surrounding communities. For opportunities outside this area, we can connect you with trusted commercial specialists in other markets.

For Partner Agents
Questions about our Referral Partnership and Guidance Split programs for residential agents.
Bring us the commercial opportunity and discuss the introduction with your client. We can handle the transaction while you keep the relationship. Your broker-approved referral agreement sets the fee, responsibilities, and payment conditions.
You'll work alongside our team on a commercial transaction, with training and guidance as you go. We discuss your role and what you want to learn before getting started. Any commission split is set in a written agreement with the brokers involved and is paid through your sponsoring broker.
We agree on the referral fee in writing before the work begins, with the brokers involved. The agreement sets when a fee is earned and paid. An introduction alone does not guarantee a payment.
We work with office, retail, industrial, land, multifamily, and medical properties. Share what your client needs to buy, sell, or lease so we can review the assignment.

Texas does not issue a separate commercial real estate sales-agent license. Talk with your sponsoring broker before making a compensated referral so the license status, agreement, and payment arrangements are confirmed.
Start with your client's contact information, the property or transaction type, preferred location, approximate size, and timing. Share what you know; we can discuss the missing details on a call.
Once your referral is accepted, you can message our team through the partner portal. What we share about the client's deal depends on your written referral agreement and the client's permission.
